Golden Lake Estates Ltd. works here in Canada as a land developer. Even before we acquire property, we have a lawyer complete a property title search. The property rights can include; any rights of way, water rights etc. We only consider areas where all rights are fully included, and no third party has any rights to them. When buying a property from us, all rights are of course included and are transferred to the new owner when ownership is transferred.

The Transfer of Property...
We always transfer property ownership to the new owner with a so-called warranty deed. This is a guaranteed title deed stating that the seller (in this case Golden Lake Estates Ltd.) has a good title in fee simple and also has the right to sell the property. The purchase by Warranty Deed offers the buyer the greatest possible protection, since the transfer is guaranteed free from any encumbrances or rights of third parties. And of course, we also have the new owners entered in the land registration system.
